We specialize in twice-weekly or once-weekly service packages tailored specifically for model homes. From our first deep overhaul to every precision-detailed follow-up, your model will always be camera-ready and client-worthy.

🧼 Initial Overhaul – Included with Every Contract

Every new model home begins with a comprehensive deep clean — including full carpet cleaning, interior and exterior window washing *exteriors are up to the second floor (with sill detailing), and a meticulous top-to-bottom treatment of every surface. We polish wood surfaces to a showroom shine, carefully dust and clean EVERYTHING even including synthetic plants and delicate décor, and tend to crystal chandeliers, Blinds and lighting fixtures with precision and care.

Once the home is in flawless, show-ready condition, our mission is simple:

keep it that way.

We maintain this standard with either weekly or twice-weekly visits. While carpets and windows are thoroughly cleaned on an bi-annual basis, any additional requests are welcomed and offered at deeply discounted rates.

Note: Exterior Window cleaning limited to 2nd floor and below. We do not remove or re install screens.

🔐 Agreement Clause: Initial Overhaul Value & Early Termination

Premium Overhaul Value (Client Benefit Clause)
As part of this 6-month model home service agreement, we provide a full initial deep-clean overhaul at no additional charge — including full carpet and window cleaning, wood polishing, crystal light detailing, and more. This is part of our commitment to presenting each model home as a flawless showcase.

For the purposes of this agreement — and as an added benefit to the client — this comprehensive service is valued at the equivalent of one month of twice-weekly service, regardless of your selected cleaning frequency, even though the standalone value is significantly higher.

Should the agreement be terminated early for any reason other than unresolved service issues or cause attributable to EJD Pro Services, a prorated portion of this one-month equivalent will be billed (e.g., cancellation 3 months early = 50% of one month’s rate) of the twice-weekly service RATE, regardless of your selected cleaning frequency, even though the standalone value is significantly higher.

This ensures fairness for both parties — reflecting the upfront value delivered while maintaining full flexibility and transparency.

Satisfaction Guaranteed: We take pride in delivering pristine results. If anything isn’t right, we’ll promptly return to make it right — no added charge.

Bi-Annual Detailing Clause:
Our model home service includes an initial full-property deep-clean overhaul, valued at the equivalent of one month of twice-weekly service. This includes full carpet and window cleaning, wood polishing, crystal lighting detail, and more.

To keep your models showcase-ready year-round, we repeat this detailing at the start of each new 6-month agreement. This ensures carpets, windows, and display features receive the specialized care they need on a proper maintenance cycle — going above and beyond regular upkeep.

As with the initial term, this service is provided upfront and is subject to the same fair-value early cancellation policy outlined above.

💳 Payment Terms & Onboarding Clause – Model Home Service

To ensure fairness and sustainability, all model home service agreements are billed at the end of each calendar month with NET 15 terms.

Due to the extensive initial overhaul provided upfront — including carpets, windows, wood polishing, and full interior detailing — EJD Pro Services reserves the right to require:
• A partial onboarding payment, credited toward the first monthly invoice, or
• Prepayment of the first month’s service prior to starting.

This allows us to deliver high-impact results from day one while maintaining flexibility and transparency for both parties.
All ongoing invoices are issued monthly, after services have been rendered.

🔁 Ongoing Weekly or Biweekly Detailing Includes:

Flawless floors with pro-level vacuum lines aligned with room flow (horizontal on the sides of the entry, vertical exit)
Trash removal + walk-through for loose debris around and inside the home
Entry glass doors cleaned every visit ( All windows and sills cleaned unto the 2nd-story bi-annually)
Spot-treatment of visible carpet stains each visit ( Typical build up included excessive occurrences incur additional fees)
Full carpet cleaning bi annually included beyond this is available at deeply discounted rates
All mirrors, fixtures, Blinds and light elements cleaned and polished
All surfaces dusted and cleaned with material-appropriate methods
Wood, glass, chrome, and crystal — each treated with precision care
Hanging lights, synthetic plants, and decorative pieces cleaned and dusted
Realtor office area and designated restroom professionally cleaned each time
Non-Carpeted Floor Care – Included with Routine Detailing;
Dry dust mopping and sweeping to remove dust, dirt, and debris
Standard wet mopping with appropriate floor-safe cleaners
Spot cleaning of visible marks, spills, and scuffs as needed
Edge and corner attention with broom or hand tools (no buildup left behind)
Most janitorial services overlook walls completely — we don’t. Done upon overhaul and maintained per visit; We thoroughly dust entire walls, corners, and needed ceiling areas using soft dusters lightly treated with an antibacterial solution to ensure dust removal & hygiene. For spot cleaning, we use dampened janitorial hand towels with the same safe solution. Gentle strokes protect wall finishes while effectively removing all dust, cobwebs, and 99.9% of surface marks where these careful methods can accomplish it, deep scuff marks may not be removable via these methods. The result: clean, fresh walls without damage.

Stand ALONE Overhaul Deep Cleaning (if sold separately): $0.75–$1.25 per sq ft one-time (But Included with contract!)

Up to 2,500 sq ft – $1,000/month
Over 2,500 sq ft – +$0.40 per additional sq ft/month

🔸 Once-Weekly Service Contract:

Up to 2,500 sq ft – $650/month
Over 2,500 sq ft – +$0.25 per additional sq ft/month

Discounted Additional Carpet cleaning

$0.15/sq ft beyond what is included in the above packages $50 minimum if scheduled during reg. cleaning and .30/sq ft if a separate visit is required where a $75 minimum would apply
