FAQ – How Cleaning Levels Really Work
1. Why is the first clean more expensive than regular visits?
Because you can’t maintain “pristine” until you’ve actually reached “pristine.”
The first visit is an overhaul / deep initial clean.
Regular visits are maintenance cleans.
On that first visit we’re:
-
Catching up on months or years of buildup
-
Detailing corners, edges, tracks, ledges, baseboards, etc.
-
Removing hard water, grease, soap film, and old residue
-
Getting the place to a true reset point
Once a space is brought up to that level, maintenance is faster and easier. We’re just keeping it there instead of fighting our way up to it every time.
2. What’s the difference between an “Overhaul / Deep Clean” and a “Maintenance Clean”?
Overhaul / Deep Initial Clean
-
Goal: Bring the property up to pristine or near-pristine condition
-
Several passes may be needed on the same surfaces (showers, kitchens, floors, tracks)
-
Heavy attention to details that have been ignored for a long time
-
Typically includes things like:
-
Inside cabinets and drawers (when it’s a move-in/move-out or vacant property)
-
Behind and under appliances
-
Built-up soap scum, calcium, grease, and grime
-
Maintenance Clean
-
Goal: Keep a previously overhauled property looking great
-
One well-done pass often suffices
-
Focused on dust, light soil, fingerprints, fresh spots not old buildup
-
We’re not “rescuing” the property each time; we’re preserving the standard we already established
3. How is maid service different from move-in/move-out cleaning?
Recurring Maid Service (occupied homes)
-
We do not open personal drawers, cupboards, or private storage areas
-
Focus is on visible and agreed-upon areas: kitchens, baths, floors, common surfaces
-
Depth depends on the service level chosen, but it stays within normal “lived-in” boundaries
Move-In / Move-Out Cleaning (vacant units)
-
These are always overhaul jobs
-
Cabinets, drawers, shelves, closets, and storage areas are opened and cleaned
-
Appliances, tracks, ledges, tops of doors, etc. get detailed
-
The expectation is that the next person walks in to a reset, empty space
Same square footage, completely different scope.
4. How are property-management deep cleans different from high-end “triple-pass” perfection?
For Property Managers
-
The standard is high-quality, full deep-clean overhaul
-
It needs to pass inspection and reflect well on the owner and management
-
We remove real buildup, detail the unit, and make it genuinely clean
-
But we don’t usually do a “museum level” third or fourth pass on every square inch unless it’s specified
For Model Homes / Personal Residences / Very Discerning Clients
-
Sometimes the standard is true perfection
-
That can mean:
-
Extra passes on glass, chrome, tile, grout, and trim
-
Additional polishing and touch-ups under special lighting
-
More time spent chasing tiny details that most people never notice
-
Both are deep, professional work.
The difference is how far past “excellent” the client wants to go.
5. What’s the role of “condition” vs “desired outcome”?
Every job is a mix of two things:
-
Starting condition – How neglected or well-kept is the property right now?
-
Lightly used and recently cleaned?
-
Or years of buildup, stains, and hard water?
-
-
Desired outcome – What level are you expecting at the end?
-
Standard excellent clean?
-
Model home or the like past “excellent”?
-
As close to “like new” as possible?
-
A lightly used home with a “Standard excellent clean” goal might only need a single, thorough pass.
A heavily neglected unit aiming for, Model home or the like past “excellent” or As close to “like new” as possible, might need multiple passes on the same areas and a lot more time.
That’s why not all “two-bedroom” or “1,000 sq ft” jobs are priced the same.
6. How do office cleaning and construction cleaning fit into this?
Office / Commercial Cleaning
-
Often starts with an overhaul visit (especially if we’re taking over from another vendor)
-
After that, most work is maintenance on a regular schedule
-
Scope is focused on:
-
Common areas
-
Restrooms
-
Kitchens/break rooms
-
Trash, floors, touchpoints
-
Post-Construction / Post-Renovation Cleaning
-
These are always overhauls, no exceptions
-
Dust, film, adhesives, paint specks, and construction residue require:
-
Multiple wipe-downs of the same surfaces
-
HEPA vacuuming
-
Care around new finishes and materials
-
-
It’s more like detailing a brand-new car than washing a used one
7. Why don’t you just “do everything” on every visit?
Because scope, type and circumstance need to match the clients desire.
You get to choose:
-
What level of detail you want
-
How often you want it
-
Whether we’re doing an overhaul, maintenance clean, or something in between
Our job is to:
-
Look at the actual type of cleaning and condition
-
Listen to your desired outcome
-
Be honest about how much time and how many passes it will take to get there
-
Then maintain it at that standard going forward

CARPET CLEANING FAQ
-
1. Why do carpets require periodic professional cleaning?
-
Carpet fiber holds soil, oils, allergens, and fine dust that regular vacuuming cannot remove. Professional cleaning lifts embedded debris, improves appearance, and extends the life of the carpet as recommended by major manufacturers.
-
2. How often should carpets be professionally cleaned?
-
Most industry guidelines recommend every 12–18 months, or more frequently in high-traffic homes, homes with pets, or rental properties.
-
3. What cleaning method is used?
-
We employ The industry standard, hot water extraction (“steam cleaning”).
It removes deeply embedded soils, rinses fibers thoroughly, and is approved by trusted carpet mills.
-
4. How long does drying take?
-
In normal conditions, carpets dry within 12-24 hours, depending on airflow, temperature, humidity, and pile thickness.
-
5. Can all stains be removed?
-
Most common stains can be significantly reduced or removed.
However, dye-based stains, bleach damage, or pre-existing color loss may be permanent.
-
6. Why do some carpets require additional agitation or pre-treatment?
-
Heavy soil, pet areas, or grease build-up benefit from extra pre-sprays, agitation, or multiple passes to loosen and remove contaminants.
-
HARD FLOOR CLEANING FAQ (Tile, Grout, Vinyl, Laminate, Hardwood)
-
1. Why do hard floors need professional cleaning?
-
Surface soils hide in texture, grout joints, and low spots that mopping can’t reach. Professional cleaning restores appearance and removes residues that cause dullness.
-
2. Can grout be cleaned back to its original color?
-
Grout can usually be restored dramatically.
-
3. Do you use high pressure or steam on floors?
-
Tile and grout are cleaned with controlled high-pressure extraction.
Hardwood, laminate, and vinyl are cleaned with low-moisture, manufacturer-safe methods.
-
4. Why do some floors need sealing?
-
Porous surfaces like grout and natural stone benefit from sealing to reduce staining and make future maintenance easier.
-
WINDOW CLEANING FAQ
-
1. What is included in a standard window cleaning?
-
Standard service includes glass, frames, sills, and screens (when screens are removable). Tracks may be brushed or vacuumed depending on condition.
-
2. Do you clean interior and exterior windows?
-
Yes. Interior, exterior, or both can be requested.
-
3. Can hard water spots be removed?
-
Most mineral deposits can be removed with proper tools and chemistry.
However, etched glass (chemical damage) may not fully restore.
-
4. How often should windows be cleaned?
-
Residential: 1–2 times per year
Commercial: Monthly–Quarterly, depending on traffic and exposure.
4. How high can exterior windows be cleaned?
Third floor: using modern water poles.

POWER WASHING / PRESSURE WASHING FAQ
-
1. What surfaces can be pressure-washed?
-
Industry-approved surfaces include:
-
Driveways and sidewalks
-
Patios
-
Siding
-
Decks (low pressure)
-
Fences
-
Concrete
-
Brick
-
Outdoor furniture
-
2. Do you use different pressure levels for different materials?
-
Yes. Soft-washing is used on siding, roofs, and surfaces prone to damage.
High pressure is used only on durable materials like concrete.
-
3. Can pressure washing damage surfaces?
-
Incorrect pressure or technique can damage wood, paint, and siding. We use controlled pressure, distance, and detergents to prevent damage.
-
4. Why do some surfaces need detergents instead of just water pressure?
-
Organic growth (algae, mildew), grease, or atmospheric pollution bonds to surfaces. Detergents break the bond, allowing safe removal without excessive force.
